Take a step back and consider the process most home sellers follow before they list their homes on the market.

Do they start with selling first? Or do they start with the new home search?

Odds are, they start with the new home search. They look online, they drive around neighborhoods they like, and they attend an open house or two.

It’s only after they have a good idea of what kind of property they want and what their budget is that they start thinking about selling their own home.

This is because their desire to buy is greater than their motivation to sell.

Selling their home is a consequence of wanting to buy a new home. Real estate agents who know this, drastically enhance their success in getting more seller leads and keeping their pipeline full with a constant stream of new leads.

How do you get real estate seller leads from buyer ads?

There are a few strategies to this method of going after buyers and turning these potential purchasers into seller leads.

1.   The first step is to identify your target audience

As any experienced real estate agent knows, generating seller leads is essential to success in this industry.

However, finding motivated sellers can  be a  challenge,  especially  in  today’s market. And especially with everyone targeting real estate seller leads and offering them the same thing: a comparative market analysis.

One way to get more real estate seller leads is to run ads targeting buyers in your area. By specifically targeting your ads to people who are interested in buying a home, you can attract a wider range of potential real estate seller leads.

In addition, real estate  agents  can  use  these  ads  to  identify  their  target  audience and learn more about what they are looking for in a home.

2.   Next, you’ll want to create a buyer persona

The next step to getting home seller leads from your buyer ads is to create a buyer persona.

It’s not hard work but this persona should include information about who your ideal customer is, what their needs and wants are, and what they are looking for in a home.

Once you have determined  who  your  target  customer  is,  you  can  then  create  ads that appeal to their specific needs.

For example, if you know that your target customer is a young family with two children, you would want to create an ad that emphasises the importance of finding a safe neighborhood with good schools.

By taking the time to create a buyer persona, you will be able to create more effective ads that generate better results, and actually help you attract more seller leads.

3.     Once you know who you’re targeting, it’s time to develop the ad content

This is where the rubber hits the road. The property you choose to market should be in a price band that automatically excludes first-time buyers. This is because they are not going to be real estate seller leads...not yet anyway.

Depending on your local  market,  the  price  band  could  be  properties  priced  above €1,5 million.

Real estate agents who use social media, Google ads and search engines will reach an even bigger market than if they only relied on property portals.

Social media posts in community groups on Facebook are also a great and free source of buyer leads who are also real estate seller leads.

How does this strategy get real estate seller leads?

As mentioned above, the vast majority of sellers start by wanting to buy a new home.

If you get in front of these potential buyers from the beginning, you stand a better chance of getting both the buyer and the seller in the same transaction.

And even if the purchaser chooses to buy a different property, you will be able to keep them on a sales mandate.

The key is to have a constant flow of new buyers through your marketing funnel.

So, if you’re not already doing so, start running buyer ads and make sure that you’re targeting the right price bracket.

It could be the difference between having a good year and an incredible year.
